Collection of Personal Information
RMI collects personal information directly from applicants, tenants, property owners, vendors, and website visitors. The information we collect may include identifiers such as full name, residential and mailing address, email address, telephone number, date of birth, Social Security number for lawful screening purposes, and government-issued identification. We also collect financial information, including employment details, income verification, bank account information, payment card details, and rental payment history. In connection with residential tenant screening, we obtain consumer reports, credit reports, credit scores, criminal background information, eviction history within permissible limits, and rental history verification from a third-party screening provider. We also maintain lease documentation, maintenance records, insurance documentation, communications, and other information necessary to manage residential properties.
While on our website, through online applications, maintenance requests, showing requests, Tenant Web Access registration, site reservations, or general informational request forms we may collect your phone number to send and receive text messages. Any additional information you provide helps us improve our services and provide better support.
Information Sources
RMI collects information from multiple sources, including directly from you through applications and tenant portals, from consumer reporting agencies and background screening providers, from employers and prior landlords for verification purposes, and from secure third-party payment processors. All consumer reports are obtained and used in compliance with the federal Fair Credit Reporting Act and applicable Maryland law. Applicants provide written authorization before any background or credit screening is conducted.
Information Use
We use your data to evaluate rental applications, verify identity, conduct lawful screening, execute and administer lease agreements, collect rent and other lawful charges, provide maintenance and property management services, deliver text messages and updates related to our services, and comply with federal, state, and local housing and property laws, including Maryland landlord-tenant statutes and fair housing requirements. Personal information is not used for unlawful discriminatory purposes.
Cookies and Third-Party Analytics
RMI uses cookies and similar tracking technologies on its website to enhance functionality, improve user experience, and analyze website performance. Tenants may opt to make rental payments through a secure online payment platform operated by a third-party payment processor. RMI does not store credit card or banking account numbers. The privacy practices of third-party payment processors are governed by their own privacy policies.
RMI does not sell or share personal information. In the event of a data breach involving personal information, RMI will comply with all State and Federal Laws, provide proper notice to affected individuals when applicable, and notify the Maryland Attorney General.
SMS and Text Messaging
If you consent to receive communications from RMI via SMS or text messaging, you agree that we may send messages related to rental applications, lease administration, maintenance coordination, payment reminders, account notifications, and other property management matters. Standard message and data rates may apply. Consent to receive SMS communications is not a condition of entering into a lease. You may opt out of text messaging at any time by replying STOP to a message or by contacting us directly. After opting out, you may receive a final confirmation message. Child Privacy
Our services are not directed to individuals under the age of eighteen, and we do not knowingly collect personal information from minors.
